LARRY COOK | Realtor®
DESCRIBE YOUR WORK STYLE IN A FEW WORDS:
Honest, caring, generous with my time, hungry, energetic.
WHAT CAN YOU DO FOR ME AS A SELLER ?:
First of all, I don’t wait for buyers to come to me. There is no such thing as a house that is guaranteed to sell. Among the many things I do are:
- Email tens of thousands of agents and private message agents on social media with your home video. Network with contractors, investors, interior designers, and the rest of my Rolodex looking for people interested in your area and style home.
- Spend top dollar on a cinematic video of your home that truly captures the emotions of actually being there and highlights the strengths rather than just a boring video, slowly panning around from room to room.
- Send invitations to view your home to your entire neighborhood.
I won’t bore you with all the details of what I do now. The most important thing is that my goal is to generate multiple offers so we have the maximum amount of leverage when negotiating.
WHAT CAN YOU DO FOR ME AS A BUYER?
As a buyer, you probably want somebody who goes the extra mile for you. I will actually look through your searches myself and give you my input. I will provide pros and cons to the area including distance to shopping, dining, recreation, and possible bad neighborhoods. When touring a home with you, I take thorough notes.
Again, I won’t bore you with everything that I do. The most important thing is that I am an active buyers agent and I will hunt deals for you by email, texting, calling, and messaging agents and home owners yo get the inside scoop on what isn’t on the market yet.
And…I will eagerly door knock the area you are interested in, as well. After all, in some cases, location is a clients top desire. They may want to be close to their place of worship or work, for example.
WHY SHOULD’NT I CHOOSE AN AGENT WITH DECADES OF EXPERIENCE?:
If I were in your shoes I’d value an agent who has heart, drive, knowledge, and connections, in that order. Heart is something you’re born with, and drive is something you acquire after you set a clear goal and focus on it. Knowledge is relative and it certainly is not unique to the most experienced agents. A beginner agent may have more knowledge about your particular neighborhood and it’s people than an agent who’s been in business for 30 years. Connections are typically the only thing that takes time to build. Luckily for me, in my 18 years as a personal trainer I acquired tons of connections.
WHAT ARE YOUR HOBBIES AND INTERESTS?
Spending time with family, being a dad, reading, writing in a journal, exercising, learning new sports or skills, meditating, traveling to new places, learning new languages, LA Dodgers, keeping in touch with people.
WHAT IS YOUR FAVORITE THING ABOUT LA?
First and foremost, the Dodgers! Other than them, I love the diversity of the neighborhoods and the people. From the Valley, to Calabasas, to Koreatown, to South LA, to West Hollywood, to Beverly Hills, to the Southbay, to Boyle heights, you would think you were in a completely different cities. But, we are all one. I like that LA is an endless wonderland to explore. To know the city from top to bottom would probably take a lifetime.
WHERE DID YOU GROW UP?:
Orange County. AT AGE 21 I MOVED TO Los Angeles.
WHERE DID YOU GO TO COLLEGE?:
Orange Coast College. My major was exercise science. They had the second best lab in the country at the time.
WHAT DID YOU DO BEFORE YOU BECAME A REAL ESTATE AGENT?
I ran a personal training business for many years which got me through the beginning of my real estate career when I had to put in a lot of time without pay. My wife took over the training business. Check her out at TriangleTheoryTraining.com.
